Key Responsibilities:
- Deliver the individual sales plan — leasing targets, contracted MW, revenue and margin — for assigned markets and accounts across Company's developed Asia-Pacific and Southeast Asia portfolio.
- Originate and qualify demand from AI-native customers, hyperscalers, cloud providers, GPU-as-a-service platforms and large enterprises, building a multi-year pipeline against the ready-to-build footprint.
- Run complex, long-cycle pursuits day-to-day: qualification, solution shaping, bid preparation, commercial modelling and negotiation support through to close of colocation, powered-shell and build-to-suit transactions.
- Build and maintain relationships at infrastructure, procurement and senior technical level within assigned accounts, and represent Company with brokers, advisers, channel partners and industry forums across Asia.
- Prepare pricing and deal structures with Finance for review by the VP, Sales; support negotiation of term sheets, LOIs, MSAs and service orders alongside Legal, escalating off-parameter positions early.
- Work with Development, Engineering and Operations to translate customer requirements — power density, liquid cooling, phasing, SLAs, sustainability — into deliverable, costed solutions.
- Gather and interpret market intelligence on demand, competitor supply, pricing and absorption, and feed it into site acquisition, capacity phasing and product decisions.
- Maintain accurate forecasting, pipeline hygiene and CRM records; prepare pipeline, bookings and win/loss reporting for the VP, Sales and for Executive Committee and Board packs.
- Contribute customer demand evidence and pipeline substantiation to capital raising and co-investment processes, including support for investor and lender diligence.
- Mentor junior commercial team members as the platform grows and model a disciplined, customer-centric and high-integrity approach to selling.
Requirements
- 10+ years' commercial experience in data centres, digital infrastructure or adjacent capital-intensive sectors, including at least 3 years selling to hyperscalers, AI/cloud providers or large enterprise customers.
- Track record of personally originating and closing multi-megawatt colocation, powered-shell or build-to-suit transactions, or of leading the deal workstreams behind them.
- Working knowledge of the AI and hyperscale ecosystem — workload requirements, high-density and liquid-cooled design, procurement and vendor-qualification cycles, and typical lease and SLA constructs.
- Sound commercial and financial acumen: able to model pricing, yield and total cost of ownership, and to prepare terms that stand up to internal, lender and investor review.
- Experience selling across one or more Asian markets, with existing customer relationships in the hyperscale or AI segment; familiarity with developed Asia-Pacific and Southeast Asia market dynamics preferred.
- Comfortable operating in a developer-operator environment — credible with engineering, development and operations colleagues on power, land, connectivity and delivery constraints.
- Strong presentation and negotiation skills, with the confidence to lead customer meetings independently and present to senior internal stakeholders.
- Entrepreneurial, hands-on and outcome-driven; able to work without established process and to help build it as the platform scales.
- Exposure to private equity or institutionally backed platforms, or to project financing and capital-raising processes, is an advantage.
- Bachelor's degree in Business, Engineering or a related discipline; postgraduate qualification desirable.
- Willingness to travel regularly across Asia Pacific.
