Job Responsibilities

  • Lead and oversee all commercial functions for façade and curtain wall projects, including tender management, cost planning, budgeting, procurement support, and financial performance monitoring.
  • Prepare, review, and manage commercial proposals, tender submissions, pricing strategies, cost analyses, and bid documentation to support business growth and project acquisition.
  • Participate in contract negotiations with clients, consultants, main contractors, subcontractors, and suppliers to secure commercially favourable terms and conditions.
  • Review contract documents, identify contractual and commercial risks, and develop mitigation strategies to safeguard the company's financial and operational interests.
  • Manage project cost control processes, including budget tracking, cost forecasting, cash flow management, profitability analysis, and financial reporting.
  • Assess, negotiate, and administer variation orders, claims, progress payments, extension of time (EOT) submissions, and final account settlements in accordance with contractual requirements.
  • Provide commercial guidance and support to project teams on procurement strategies, subcontractor engagement, supplier negotiations, and project delivery decisions.
  • Source and evaluate quotations from suppliers and subcontractors to ensure competitive pricing, value engineering opportunities, and cost efficiency.
  • Monitor project commercial performance and implement corrective measures to achieve project margins, financial targets, and business objectives.
  • Support project risk management activities by assessing contractual liabilities, financial exposure, project delivery risks, and commercial implications.
  • Ensure compliance with contractual obligations, project specifications, company policies, and applicable regulatory requirements.
  • Collaborate closely with project managers, engineers, procurement personnel, and senior management to drive project success and maximise commercial outcomes.
  • Establish, maintain, and strengthen relationships with clients, suppliers, subcontractors, and industry stakeholders to support ongoing business and project opportunities.

Job Requirements

  • Bachelor's Degree in Quantity Surveying, Engineering, Construction Management, Building, or a related discipline.
  • Minimum 8 years of relevant commercial management experience within the façade, curtain wall, building envelope, or construction industry in Singapore.
  • Extensive experience in both pre-contract and post-contract administration, including tendering, pricing, procurement, cost management, claims, variation orders, and final account negotiations.
  • Proven track record working with façade contractors, specialist subcontractors, or building envelope construction companies.
  • Strong understanding of façade project costing, procurement strategies, subcontract administration, contract management, and construction methodologies.
  • Demonstrated experience in contract review, commercial negotiations, claims management, and risk assessment.
  • Familiarity with international tendering practices, procurement procedures, and standard forms of construction contracts.
  • Strong commercial acumen with excellent analytical, negotiation, problem-solving, and decision-making capabilities.
  • Effective communication and stakeholder management skills, with the ability to engage clients, consultants, contractors, suppliers, and internal teams.
  • Ability to manage multiple projects and priorities in a fast-paced and dynamic project environment.

Preferred Qualifications

  • Professional qualification such as MRICS (Member of the Royal Institution of Chartered Surveyors) or equivalent recognised quantity surveying/commercial management certification.
  • Experience in managing large-scale façade, curtain wall, or building envelope projects within Singapore and the region.
  • Well-established network of local suppliers, subcontractors, façade specialists, and industry partners.
  • Experience working within multinational organisations, international project environments, or cross-border project delivery teams.
  • Knowledge of value engineering, strategic procurement, contract law, and commercial dispute resolution will be advantageous.
